42 real upholstery cleaning requests from Seattle homes, repriced at today's rates: the typical order is about $240, and a third land on the $200 minimum.

How we got these numbers
Price lists tell you what one piece costs. They don't tell you what people actually end up paying, because hardly anyone books exactly one standard couch in average condition. So we went through our own requests.
Between mid-June and late September 2026 we received 46 upholstery cleaning requests through this website. We dropped four: one was a sales pitch, two had no details, and one was a commercial job (a dental office waiting room). That leaves 42 requests from homes, mostly in Seattle, with a few from Kirkland, Bellevue, Mercer Island, Issaquah, Redmond and Burien.
Some of those requests were quoted under an older price list, so we repriced every one at today's rates. We used the Standard package and one-piece cushions, which is the lower end: if your seat cushions come off, the couch costs about 30% more. The same rules apply as when you book: the $200 visit minimum, and a free third piece once the pieces you pay for reach $200. When someone wrote "possibly" about an extra piece, we priced the order without it. No names or addresses are used here, only totals.

Here is how the 42 orders spread out:

The average sits above the median because a handful of big orders pull it up: a couch with two large rugs and an armchair, or a couch, a leather sectional and a mattress in one visit. For most homes the answer is a bit over $200.
These are examples, not quotes. Fabric, heavy pet contamination and set-in stains all move the number, and our manager confirms your price when they contact you, usually from a photo.
What do Seattle homes actually ask us to clean?
The couch, by a wide margin. 37 of the 42 requests included a couch or sectional. Counting every fabric couch across all requests:

On top of those, three leather sofas, one leather sectional and one outdoor couch. The rest of the list was short: armchairs, dining chairs and ottomans showed up in 10 requests, mattresses in 7, area rugs in 6, and one car interior.
One thing we noticed: people describe sectionals loosely. "Large sectional", "3 seat sectional with chaise" and "armless bench with two chaises" can each be a different size on our price list. Why do a third of orders cost exactly $200?
Because of the visit minimum. 26 of the 42 requests were for a single piece, and a single loveseat ($140) or 3-seat couch ($180) sits under $200. The single-piece median is exactly $200.
This is where most of the "why does it cost that much" feeling comes from, and it is also where the cheapest improvement is. A 3-seat couch alone costs $200. The same couch plus the matching armchair is $235. You pay $35 more and get a second piece cleaned.
Once people book two or more pieces, the median order is about $390, and the price per piece drops.
What do people clean together?
18 requests asked about more than one piece. The pairings repeat:
- Couch plus chairs (9 requests): armchairs, an ottoman, or a set of dining chairs.
- Two or more couches (6): two 3-seat couches, or a fabric sofa and a leather sectional.
- Couch plus an area rug (5).
- Couch plus a mattress (4). One was a family with three small kids and a daughter with asthma, who wanted the kids' mattresses done along with the sectional.
Eleven orders had three or more pieces we could price. In 9 of them the cheapest piece would be cleaned free under our multi-piece offer, because the pieces being paid for already reached $200. One fell $5 short: two armchairs and a loveseat come to $250, and with the chair taken off the paid part is $195. The last one included an outdoor couch, which we quote separately. The free piece is capped at loveseat value.

Why do people call a cleaner?
17 requests told us the reason, either in the quiz or in their own words. The reasons overlap, so the numbers add up to more than 17:

A few patterns stood out. Pet urine came up on mattresses and on a large sectional. Two of the three people who asked about a mattress alone had a pet accident on it. Some requests arrived after a DIY attempt had already gone wrong. One person had treated a pet accident with a home spot extractor and ended up with a sour smell that came back every time the mattress warmed up. A parent had tried to clean a sofa with non-removable cushions and was left with water rings. Both are typical: home machines put water in faster than they pull it out, so the stain spreads into the foam instead of leaving.
Allergy requests are a different job. The goal there is removing cat dander and dust from deep in the fabric, not removing a visible mark. That means thorough hair and dry soil removal before any water goes in, and a gentle pass on plush fabrics so the fibers don't pull loose. Our method follows the IICRC S100 cleaning standard.
How to pay less without cutting corners
If you're about to book, this is what the numbers point to:
- Don't book one small piece on its own. A loveseat alone costs the same $200 as a loveseat plus a chair.
- Clean the room, not the couch. Chairs are $55, ottomans $40, dining chairs $30. That's where the minimum stops hurting.
- Get to three pieces if you can. Once the paid pieces reach $200, the cheapest one is free.
- Send a photo. It settles the size and cushion type, which are the two things that move the price most, before anyone drives out.
